  • Construction Schedules

    A construction schedule with predecessor logic is used to project completion dates for each house. Each task will push or pull as daily updates are applied from the field. Notifications sent to subcontractors and vendors will keep them on schedule.

  • Job Cost Accounting

    Actual Job Costs are compared to Original Budgets. Multiple job reports and screen inquiries provide a detailed and high level view of job status, as well as projected costs at close.

  • Field Approval of P.O.'s

    The construction schedule provides a mechanism to allow job-supers to mark tasks as DONE and OK to pay. This can automate the processing of all non-variance purchase orders.

  • Variance Purchase Orders

    Variance Purchase Orders can be created and coded with REASON CODES (Weather, vendor price change, estimating error, etc.). VPO reporting allows the builder visibility to move upstream on future jobs to eliminate controllable variances.

  • Automated Job Closing

    From the posting of HUD statements, posting accruals at closing, jobs closing out to specific P&L's, all made easy with the Gemini accounting and cost code structure.

  • Financial Reporting

    Standard reporting includes company level Balance Sheets, Profit & Loss, P&L Comparison and subdivision specific P&L. Jobs can be set as WIP (completed contract) or as direct post (percent complete).

  • Warranty

    Create warranty work orders and track the status by job, by vendor or by classification code. Includes a Punch-Out and Home Owners Walk work order generator to manage punch items prior to closing.

Lot Inventory For Multiple Subdivisions

  1. Our demo data uses generic names. "Subdivision 1" would be replaced with your community name
  2. Individual lot addresses can be imported from a spreadsheet

 

Individual Lots

  1. Each lot record has standard fields, lot number, job number, street address including other fields not shown here
  2. Lot Premiums can be set and will automatically add into sales contracts
  3. When a lot is assigned to a buyer, the lot is marked as sold and no longer available

 

Set Up Budgets by Subdivision

  1. Set up budgets for Approved Sales Contracts, Job Starts, Job Completions, and Closings for each month
  2. Multiple years can be budgeted

 

Pipeline Reporting Compares Budget to Actual

  1. Budget to Actual (Net) are shown for each subdivision
  2. NET represents Contracts Signed minus any Contract Cancellations for the same period
  3. Prospects with contract contingencies and reservations are also displayed
  4. Monthly totals for all subdivisions as well as Year to Date cumulative totals are helpful for financial forecasting
